Brokerage Lead Engine
A Toronto brokerage's web presence converted into a real lead engine — HST rebate calculator included.
Challenge
The brokerage's existing site was a static brochure. Leads arrived through unverified channels and disappeared into agent inboxes. New-build buyers — a meaningful share of GTA inventory — had no help understanding HST rebates, which created friction every transaction.
Approach

Rebuilt the public site on Next.js with a deliberate, deploy-on-every-commit Vercel pipeline scoped to the brokerage's own project.

Wired transactional email through Resend with a dedicated lead-to-email routing key, tested under production env discipline.

Shipped a Canadian HST New Housing Rebate calculator as a dedicated tool — federal + Ontario portions, transparent assumptions, mobile-first.

Prepared the data path for an AMPRE/CREA listing feed when credentials are issued, keeping production env hygiene tight (.env.local mirrored into Vercel, never shipped).
Outcome
The brokerage now operates a deployable, env-disciplined Vercel project with auditable lead capture and a specialized calculator that earns inbound traffic from a real, intent-heavy search query.
